Whether you choose a simple or an exclusive mandate, you'll benefit from the support of a real estate professional in both cases. Here's what you need to know to make the best decision when signing a mandate to sell your property with a real estate agency.
The exclusive mandate confers exclusivity on the real estate agency. This means that you cannot entrust it to another agency, or sell it yourself, for a specified period. The contract is usually concluded for a period of 3 to 6 months. You can terminate the contract at the end of this period by sending a registered letter with acknowledgement of receipt, giving 30 days' notice. In the absence of a cancellation request, the contract will be automatically renewed.
The mandat simple allows you to entrust the sale of your property to an agency without being exclusively bound to it. You can therefore call on the services of several agencies while looking for a buyer yourself.
To avoid competition and ensure they receive their commission, most real estate agencies naturally prefer the exclusive mandate.
So which to choose?
By choosing an exclusive mandate, you benefit from a high level of involvement and commitment on the part of the real estate agent. He will do his utmost to sell your property quickly at the best price, which will also enable him to receive his commission. Another important advantage of the exclusive mandate is that it helps to enhance the value of your property.
However, when you entrust the sale of your property to a single agency, you may feel that you are losing a certain amount of freedom. Certain agencies are sometimes criticized once they have obtained an exclusive mandate, because they may rest on their laurels and not hurry to find a buyer. You may also find that you've made the wrong choice by selecting a specific agency.
Opting for a simple mandate will give you a great deal of freedom, as you won't be tied exclusively to a single agency. With a simple mandate, you'll reach a larger number of potential buyers. In fact, several agencies can work simultaneously to find buyers. Finally, you have the option of finding your own buyer.
However, the fact that your property is visible in multiple real estate agencies can send the wrong signal to potential buyers. They may think that your house or apartment is having trouble selling. What's more, the fact that you may be able to find a buyer yourself, or that another agency may be able to find one, may discourage some real estate agents, who may become less actively involved in selling your property.
